We are half considering selling our 2 bed character semi detached cottage with 3 acres. Do you think it would be worthwhile getting PP for change of use for the land from agricultural to agricultural/equestrian and with PP for some stables? We live in Hampshire near Andover and within 30 mins of Newbury/Salisbury/Winchester and thought this might add value to the house? I personally wouldn't want somewhere with equestrian use/stables as I think you pay more for it, but in the same breath it might get us more money!

My guess is that it would be worth doing, due to the low money/sense correlation in horse owners . Realistically though you probably need to ask some local estate agents as a first step and find out what the change of use/PP would cost you.

We've got a couple of estate agents coming round to give valuations, one of which is Rural Scene and we're interested to hear what they've got to say.

The change of use would be £265, the planning permission £110 odd. We're also going to re-instate an old planning permission for an extension to the house, doubling it from 2 to 4 bedrooms.

I think it is always worth considering adding value, but you need to be certain that the added value will outweigh the cost.

So about 400 quid? Sounds like it's probably worth doing, especially the extension bit, but you'd need to check it out. Still, that amount of money is probably what you'd pay to tart it up for selling, and I suspect the PP would put a lot more money on the house.
