You'd think an agri property would sell or lease for the amount it could earn as a business, but this isn't always the case: many people have capital to bring to it in the first place, many will do it as a semi-retired thing, and plenty will ignore the agri-tie as they are hard to enforce /easy to overturn. That seems to be the way things are round us anyway.

According to John Seymour back in the 70's his maxim, if I remember correctly was that a family could live almost self sufficient on 5 acres, being divided up into veg garden, small orchard, pig, chicken and cow space Again, if my memory serves me correctly you couldnt grow wherat or any cereals you would need an additional 5 acres for that, so your 30 acres would sound reasonable, but probably not if you were making it into a viable business.
