Thanks for the link. I'm hoping that there will be some mechanism by which landlords can challenge dodgy recommendations. I don't want some right-on assessor coming round saying that we need to render all the walls with a mix of yoghurt and horse manure or fit a rain harvesting system if we want to continue to rent the house out.

The assessor's do have to go through a pretty rigorous appraisal - All the assessors we have working for us have just had to go through the new certification so we can carry on providing EPC's after the 1st April

As long as we all keep moaning how the country has gone to the dogs... oh hang on! Somebody somewhere should do something, surely in this day and age with modern technology it's not beyond the with of man to empty the bins on time......

Don't get me wrong - if someone points out that we could make a significant difference to our energy performance by doubling the amount of loft installation, I'd be more than happy to put some in, but I'm worried we'll get another council jobsworth turn up with a clipboard and a checklist of things that the ideal house should have, and he'll give us black marks for not complying with certain things that aren't feasible on a 60-year old ex-council semi. I just hope that there is a robust appeals mechanism in place that lets you challenge, within reason, any recommendations that aren't sensible.
